Project Details – TEK Tower
Rising 44 storeys above the heart of Kitchener’s Innovation District, TEK Tower at 30 Francis Street South is a defining landmark and the city’s tallest residential development. This exceptional high-rise blends modern design with cutting-edge functionality, offering state-of-the-art technology and smart home automation for ultimate urban living. With over 16,000 square feet of resident amenities – including a rooftop park, fitness centre, co-working space, and entertainment lounge – TEK Tower sets a new standard for contemporary condominium living. For Beverly Caulking, it was an opportunity to support a project where performance, durability, and attention to detail are essential.
Scope:
- Exterior caulking: doors, control joints, architectural precast, light fixtures, receptacles, and grill penetrations at podium level. Exterior window frames to dissimilar materials, with all work completed using swing stage access.
- As certified swing stage riggers/installers, our Beverly team performed all swing stage setup, movement, around the building.
- Interior caulking: backer rod installation at masonry control joints in architectural precast concrete and fire-rated door frames (parking garage, stairwell, and suite entry). Completed a finish bead on the interior windows (drywall to window frame).
- Firestopping – pack with mineral wool to slab bypass at curtain wall/precast cladding in podium level
- Firestop interior fire rated door frames (stairwell, parking level doors, suite entry)
- Mineral wool was installed at the top of rated masonry, as well as at slab bypass and masonry demising wall locations, followed by the application of firestop sealant.
- Firestop on masonry demising walls at exterior window walls
For exterior caulking you could add window frames to dissimilar materials this work was completed off a swing stage. We could also add that since we are riggers/installers certified for swing stages we were utilized on site for all swing stage moves around the building. The control joints would have been completed in the architectural precast, so I don’t think you need the comma to separate them i.e. control joints in architectural precast concrete. For interior we also completed a finish bead on the interior windows (drywall to window frame). Also, when we install the mineral wool to slab bypass and masonry demising wall locations, we also apply a layer of firestop sealant
Smart Solutions
One of the key challenges on this project was completing firestopping work during winter conditions. Cold temperatures directly impact how materials perform – acrylic-based products require a consistent minimum of 5°C to cure properly, making them unsuitable for colder weather. To keep the project on schedule, our team used silicone-based materials designed to perform in low temperatures. This allowed construction to continue without interruption. With a tight 4 to 6 month timeline, Beverly Caulking applied the right knowledge and materials to maintain progress while meeting all safety and performance standards.

High-Rise Expertise
Working at heights of up to 45 storeys, including the mechanical penthouse, added another level of complexity. Using a swing stage system, our team completed exterior caulking on precast panels across the building façade. This type of work requires strict safety protocols and disciplined installation methods – not only to protect workers, but to ensure consistent results across every level. Factors like wind, temperature, and access all play a role, making experience and attention to detail critical. Our team approached each phase with care and consistency, delivering a reliable, weather-tight building envelope.
