Beverly Caulking was proud to contribute to the redevelopment of Gilmore Lodge, a distinctive seniors’ long-term care facility at 200 Garrison Road, Fort Erie. Nestled on a 4.8-hectare lot with views of the Niagara River and Peace Bridge, this three-storey facility is uniquely designed to provide residents with comfort, accessibility, and a sense of community. The lodge features a welcoming town square with fireplace seating, a coffee shop, hair stylist services, visiting dental and foot care, and beautifully landscaped courtyards and balconies. Beverly Caulking ensured the building’s envelope and critical systems were professionally sealed and maintained to provide lasting safety, comfort, and reliability for residents.

Scope:

Challenging Access Areas

Access in some areas of Gilmore Lodge was limited, requiring the use of a bosun chair to safely complete exterior window and masonry joint caulking. This method allowed us to maintain efficiency in sections that would otherwise have been inaccessible. Using a bosun chair is a detailed process – it requires important safety measures, proper weight distribution on beams, and secure tie-backs. This approach allowed us to work safely and effectively without disturbing residents, landscaping, or the building’s architectural features.

Firestop and Smoke Sealing

Firestop and smoke sealing are powerful passive systems that work together to protect both residents and the facility. By preventing the spread of fire and the movement of smoke and toxic gases, these systems extend critical time for safe evacuation and provide additional protection to adjoining areas. At Beverly, we apply firestop and smoke sealing across multi-unit residential buildings, commercial high-rises, hospitals, and more. Using fire-rated, non-combustible sealants in accordance with tested ULC / CUL systems, our trained team ensures these applications are done correctly and with care.
