The Schroeder Ambulatory Centre – Canada’s Largest Outpatient Medical Facility

The Schroeder Ambulatory Centre at 9355 Leslie Street in Richmond Hill represents a major step forward in outpatient healthcare infrastructure. With 200,000 square feet spread across seven floors, it is the largest private medical building of its kind in Canada. Scheduled to open in late 2025, the facility will expand access to high-quality outpatient surgical, clinical, and diagnostic services for Ontario’s growing population. As part of this important development, our team was proud to deliver key services including precision caulking, pre-compressed fire rated foam, expansion joint cover plates, and durable sealants and firestop systems – ensuring both safety and performance throughout the structure.

Delivering on Project Demands

In a project of this size and complexity, every detail matters. Our work played a key role in ensuring long-term durability, fire safety, and moisture protection throughout the expanded facility. The scope included a significant volume of interior and exterior expansion joints due to the addition of a four-storey parking garage and several new structural elements. We installed horizontal expansion joints throughout the parking structure and vertical joints along columns and exterior façades.

One of the more technical challenges we faced was working with flat stock metal on uneven concrete surfaces -common in large builds like this. Achieving clean, consistent joints without leaving noticeable gaps required precision and care. Inside the facility, we installed expansion joint cover plates in areas with half-height wall protection, which meant carefully cutting and aligning the covers so they continued seamlessly to the ceiling. These details are critical not only for function but also for maintaining the professional look of a healthcare environment.
